Designer Architect (Kalyan)

Job Title: Designer Architect – High Rise Residential Location: KDMC Region (Kalyan–Dombivli) Company: Leading Real Estate Developer Experience: 4–8 Years Qualification: B.Arch Role Overview We are looking for a detail-oriented and design-driven Architect who can seamlessly balance creative design thinking with execution-level precision. The role involves working on high-rise residential developments, managing end-to-end architectural deliverables, from concept to execution, while ensuring compliance with local authorities. Key Responsibilities 1. Design & Concept Development
- Develop innovative, functional, and aesthetically strong design concepts for residential and high-rise projects
- Translate client and business requirements into practical architectural solutions
- Prepare concept layouts, presentation drawings, and design iterations 2. Technical Drawings & Execution
- Prepare and review working drawings, GFC drawings, and detailed construction drawings
- Ensure technical accuracy and coordination across disciplines
- Handle multiple drawing sets including MEP, finishing, and elevation drawings 3. BIM & Software Proficiency
- Work efficiently in a BIM environment with strong coordination capabilities
- Maintain complete control and proficiency in AutoCAD-based documentation 4. Approvals & Compliance
- Prepare documentation for approvals from Thane Municipal Corporation (TMC)
- Liaise with government authorities, consultants, and approval agencies for:
- Plan sanctions
- NOCs
- Regulatory compliance 5. Site Coordination & Execution
- Conduct regular site visits to ensure design implementation as per drawings
- Participate in project meetings, quality checks, and issue resolution
- Coordinate with:
- Structural Consultants
- MEP Teams
- PMC Teams Experience Requirements
- Minimum 4+ years of architectural experience in a structured, qualified firm
- Hands-on experience in 15+ high-rise residential projects
- Strong exposure to:
- MEP coordination
- Finishing details
- Elevation and façade drawings Skill Set Required
- Strong design sensibility + execution understanding
- High proficiency in AutoCAD (mandatory)
- Working knowledge of BIM workflows
- Strong coordination and stakeholder management skills
- Good understanding of local building regulations and approval processes (KDMC/TMC region preferred) What We’re Looking For
