Role & responsibilities The QA Manager MEP will establish, implement, and oversee the quality assurance framework across our large-scale development portfolio. You will be responsible for ensuring that all MEP engineering systemsfrom initial drawing reviews to final testing and commissioning—are executed to the highest standards of quality, safety, and regulatory compliance. This role demands a technical expert who can bridge the gap between engineering design, on-site installation, and rigorous documentation, minimizing hand-over risks in major asset classes.

- Sector Focus: Large Tech Parks, Luxury Hotels, Corporate/Institutional Developments, and Premium Hospitality Sectors Key Responsibilities 1. Technical Engineering Review & Drawing Analysis
- Analyze and review complex Single Line Diagrams (SLDs), Schematic Layouts, and comprehensive Engineering Drawings to detect design anomalies before execution.
- Evaluate Detailed Project Reports (DPR) and Design Basis Reports (DBR) to ensure operational requirements align with field-level execution plans.
- Cross-verify MEP design intents against actual structural and architectural drawings to eliminate inter-disciplinary clashes. 2. On-Site Inspection & Installation Gap Analysis
- Conduct rigorous, hands-on quality audits across complex MEP setups including HVAC (Chillers, AHUs), Electrical Systems (HT/LT panels, Transformers, DG sets), Plumbing, Firefighting, and Integrated Building Management Systems (IBMS).
- Proactively identify installation gaps, construction defects, and deviations from approved shop drawings or execution standards.
- Issue Non-Conformance Reports (NCR) to contracting partners and track root-cause analyses and corrective/preventative actions (CAPA) through to closure. 3. Testing, Pre-Commissioning & Commissioning Oversight
- Review, validate, and sign off on contractor-submitted Testing & Commissioning (T&C;) protocols and method statements.
- Witness critical site testing milestones (e.g., pressure testing, lux level checks, thermal imaging, load bank testing, and integrated system testing).
- Ensure smooth snags clearance and flawless lifecycle transition from the construction phase to the operations/facilities management team. 4. Regulatory Compliance & Statutory Standards
- Enforce strict adherence to the National Building Code (NBC), Bureau of Indian Standards (BIS), and Central Electricity Authority (CEA) regulations.
- Ensure all MEP installations meet local statutory frameworks, fire safety mandates, and environmental compliance standards relevant to premium commercial and hospitality sectors. 5. QA/QC Documentation & Reporting
- Standardize and manage the QA documentation process, including Project Quality Plans (PQP), Field Inspection Requests (FIR), material receiving checklists, and material test certificates (MTC).
- Maintain comprehensive monthly QA scorecards, track quality trends, and present data-driven quality insights to senior management and institutional developers. Preferred candidate profile Education & Experience
- Degree: Bachelor’s Degree / Diploma in Mechanical or Electrical Engineering.
- Experience: Minimum 10+ years of core QA/QC experience overseeing large-scale MEP installations. Solid preference will be given to candidates who have managed high-end real estate footprints like Large IT Parks, Luxury Hotels, Premium Corporate Campuses, or Institutional assets. Technical Competencies & Skills
- Subject Matter Expertise: Comprehensive, hands-on knowledge of modern MEP infrastructure, sequence of operations, and equipment lifecycle management.
- Codes & Standards: Exceptional command over relevant clauses of NBC, BIS, and CEA guidelines.
- Documentation Rigor: Deep familiarity with structured QA/QC workflows, check-sheets, snagging tools, and hand-over documentation systems.
