- high streets, malls, standalone storesClose lease deals quick: LOI drafting, rent negotiations, fit-out terms, deed executionBuild and maintain a live pipeline of 40-50 sites at all timesConduct feasibility studies
- footfall, catchment, competition, demographicsPrioritise Chennai & Bangalore for immediate launch, then scale to Hyderabad, Kochi, Coimbatore & beyondCoordinate site handover to fit-out and store ops teams on scheduleReport directly to leadership with weekly deal dashboardsYou must haveA warm network of landlords, brokers & mall teams across South Indian citiesProven lease negotiation experience (rent, escalation, fit-out capex, lock-in)Sharp site evaluation instincts

- you close deals, you don't just manage pipelines5-12 years in retail real estate, leasing, or physical retail expansionWillingness to travel extensively across South IndiaBonus pointsPrior experience with fashion / lifestyle / apparel retail brandsUnderstanding of mall leasing structures and revenue-share models in South IndiaExisting contacts with key developers
- Phoenix, Prestige, Forum, Lulu, Nexus mallsBasic comfort with store P&L; and payback period calculationsTamil, Kannada, Telugu or Malayalam language skills
