Lead.NET Applications Developer (Visakhapatnam)

Position Overview We are seeking a hands-on Facility Engineer to lead the end-to-end construction of our new factory building (from site preparation to handover) and subsequently manage all facility operations and equipment maintenance. The ideal candidate will have strong experience in industrial project management, knowledge of local building codes in India, and the ability to maintain critical utilities required for medical device manufacturing. Candidates with background from East Asia or Southeast Asia (including but not limited to South Korea, Japan, Malaysia, Singapore, Thailand) are highly preferred, and the role requires willingness to travel or relocate to India as needed. Key Responsibilities Phase 1: New Factory Construction (Project-based, 6–12 months)
- Lead and coordinate the new factory construction project, including site survey, civil works, structural, electrical, and mechanical installations.
- Work with architects, contractors, and government authorities to ensure compliance with local building codes, fire safety, environmental, and labor regulations.
- Review and approve technical drawings, BOQs, and construction schedules.
- Manage project budget, timeline, and quality control;

conduct regular site inspections.
- Obtain necessary approvals and certificates (factory license, occupancy certificate, pollution control clearance, etc.).
- Ensure construction meets requirements for ESD-safe, cleanroom (ISO Class 7 or 8), and vibration-controlled environments. Phase 2: Facility & Equipment Management (Post-construction, ongoing)
- Oversee daily operation of all facility systems, including:
- HVAC system (temperature/humidity control for cleanroom and storage)
- Electrical system (power distribution, UPS, DG backup, grounding for sensitive equipment)
- Compressed air, DI water, and exhaust systems
- Fire alarm and suppression systems
- Security and access control systems
- Establish and implement preventive maintenance (PM) plans for facility equipment.
- Manage utility consumption (electricity, water, gas) and drive energy-saving initiatives.
- Supervise external vendors/contractors for maintenance, repair, and waste management.
- Troubleshoot and resolve facility-related issues affecting production.
- Maintain facility records and documentation required for quality management systems (ISO 13485) and regulatory inspections. Qualifications & Requirements Education:
- Bachelor's degree in Civil, Mechanical, Electrical Engineering, or a related field. Experience:
- Minimum 5–8 years of experience in industrial facility management.
- Proven experience leading a factory construction project from ground up (mandatory).
- Experience in electronics, medical device, or precision manufacturing industries is highly preferred.
- Familiarity with cleanroom construction and maintenance is a robust plus. Technical Knowledge:
- Strong understanding of Indian building codes, fire safety norms (NBC), and statutory approvals (factory license, pollution board, etc.).
- Knowledge of HVAC, electrical distribution, UPS/DG, compressed air, and fire safety systems.
- Basic understanding of ESD control, cleanroom standards (ISO 14644).
- Proficiency in AutoCAD for reading and markups. Soft Skills:
- Strong project management and vendor negotiation skills.
- Problem-solving mindset and ability to work independently.
- Good communication skills in English (Hindi or local language a plus).
