- Please understand that your performance will be judged not mainly on your capability to sell flats/properties but more on your capability to convince the customer/client to want to buy our properties. Excellent persuasive capability in both English and Tamil is required 2) Customer / Client Service Orientation
- You are expected to understand the needs and requirements of the customers/clients throughly and match them with our offerings. You should always be consious to avoid becoming a typical/pushy 'sales guy' trying to achieve your sales target but rather be a brand face who can create a steady stream of future leads/prospects
- You must be able to smoothly work with clients, accomodate their schedule, respect their constraints and provide above par value and qualified service About this position:
- The primary area of responsibility is flat promotion (flat sales) and property management (leasing & maintenance of properties).
- In plain words, you have to face up all the challenges that may be involved in the successful sale of apartments and leasing of properties
- Other assignments include development of land bank for sale or future development
- Branding and social media management Qualification and experience:
- Minimum UG Degree / Specialization in Marketing. You should have gone and successfully completed full time / regular college
- MBA with Marketing specialization is preferred
- Minimum 3 years marketing/sales experience in Real estate / allied industry with strong customer interaction
- Must be an extroverted personality with experience in cultivating new relationships, putting together campaigns and ability to work in cross functional teams
- Attention to detail Typical nature of activities:
- Listening to customer requirements and presenting appropriately to make a sale now or for the future
- Maintain the CRM system/software with upto date information and establish rapport and understanding with the current clients to ensure repeat business
- Developing new relationships for future client base through social/business networks, in person and word of mouth
- Drawing up reports on successes of marketing activities on a monthly basis
- Being organized with latest information to respond to walk-ins, incoming email and phone enquiries
- Representing company at trade exhibitions, events and demonstrations
- Gaining a clear understanding of customers requirements and budget
- making accurate, rapid cost calculations and providing customers with quotations
- Drive partnerships with other builders, websites and various marketing and sales platforms
- Keeping yourself updated with the latest happenings in the real estate market through constant industry interaction, independent research and outreach with clients, brokers, owners and others
- Facilitate smooth sales handover
- pre sales, sales, post sales, and take care of customer lifecycle by being the official representative Location preference: Most of our flats for sale and also managed properties likely to be within Chennai limits. Those residing in and around our office (Kodambakkam, Ashok Nagar, Vadapalani, Choolaimedu, T.Nagar) or in general within City limits are preferred. Other information:
- There is no set timing for this position. You are to be flexible according to the need of the hour.
- This aside, our office timings are 9.30AM to 6.30PM with two coffee breaks (11.30AM & 4.30PM) and a lunch break (1.30 to 2.00PM)
